Energy performance certificate (APE) in Salento
The Energy Performance Certificate tells you how much energy a property consumes and which class it falls into. It is used to sell, to rent and to close many procedures. I am authorized to issue: I do the site visit, I process the calculation and I register the certificate.
When you need the APE
It must be delivered in the event of a sale and upon signing a new rental contract, and must be attached to the deed. Energy class and performance index must already appear in the property advertisements. It is also used at the end of interventions that modify the energy performance of the building and to access various tax breaks.
How to get the certificate
We start from a site visit with measured survey of surfaces, walls, windows and heating, cooling and hot water production systems. The calculation model is built on this data, the performance index and energy class are determined, and the certificate is deposited in the regional energy register.
A useful document, not just an obligation
The APE shows where the property loses energy. Read together, it becomes the basis for understanding which interventions are really worthwhile, from the coat to the windows and the heat pump, and how much they would improve class and consumption. It is the natural starting point for a renovation done well.

Ten years from issue, provided that the periodic checks and maintenance of the systems required by law are respected. It expires earlier if interventions are carried out that modify the energy performance of the property.
The obligation lies with those who sell or rent: they must provide the property with the certificate and deliver it to the other party, attaching it to the contract. Anyone who does not do so is subject to administrative sanctions.
No: it must be an authorized and independent certifying body with respect to the property, which is responsible for what it certifies. A certificate compiled with approximate data produces an untrue class and remains a problem for ten years.
It depends on the size, type and system complexity of the property: a studio apartment and a villa on three levels require very different measured survey work. With two basic information I will give you a precise quote before site visit.
